Condos del Sol residents will automatically become part of the Condos del Sol Condominium Association. The monthly association dues include the following services:
- Building Manager: A building manager will live on-site and be available to help coordinate any repair issues as well as provide a plethora of tourism-related information. The building manager will also help manage the relationship with the overall planned community – Puerto Santiago.
- Concierge: Dues include rental assistance for your condominium. Manzanillo has a surging rental market, not only from the United States but also from the local Mexican market coming from Guadalajara. Condos del Sol will provide a full array of assistance, including marketing the rental unit and cleaning it when the rental contract is complete.
- Amenities: Residents will have full access to all project amenities that will be maintained through the association dues.
- Exterior Maintenance: Dues will also pay for the regular maintenance of all landscaped areas surrounding the condominium structures, as well as for any repairs to the physical structure, the elevators, or the driveways.
- Puerto Santiago: A portion of the overall association dues will be used to pay the dues owed to the overall master-planned community to help maintain all common areas. This includes trash removal and the security entrance.
- Not Included: Each condo is responsible for its own utility bills, property taxes, maid service, unit repairs, and any other costs within the condos themselves. All members of the Condos del Sol Condominium Association will discuss any unforeseen costs to ensure a pleasant living experience for all residents.
