Fredrikson & Byron has a complete Due Diligence Binder on the project that provides but is not limited to the following:
- Certified legal copies of the title to the sections of land that are being purchased evidencing there is “clear title” and “right to sell”
- A certified copy of the Marina Concession and Beach Concession, approving our development plans
- An environmental impact study of the proposed development
- An ecological study conducted by the University of Colima that details the exact method to dredge the lagoon for marina access and use
- Official State of Colima legal disclaimers proving that there are no legal, financial, social or ecological claims on the proposed development
- Completed infrastructure and engineering drawings for the entire development, to include water, water-treatment, sewer, electrical, drainage and roads
- Approved zoning for each individual parcel located on the development
- A certified copy of the State approved Urban Partial Plan reflecting the zoning we proposed (the only document needed to begin building on Puerto Santiago)
We have secured the purchase price, permits, concessions, valuations, ecological studies, and the other important documents described above, to offer a “ready-to-build” project.
